You are Lee Gates Property Manager of Downer Woods which is a three-story multi-use building. The first floor is rented to businesses and the two floors above are for residential use. Due to the close proximity to the university undergraduate and graduate students rent apartments in the building which is currently at full capacity.The competitive job environment has promoted more students to be serious about their studies and they need extended quiet study times when they are not on campus.
As the manager of Downer Woods you must respond to one of the tenants Charles Jordan who is enrolled in a challenging program at the university. Mr. Jordan has begged you to evict one of the tenants who plays loud music throughout the day interfering with Mr. Jordans concentration when he is studying. The noisy tenant Wilson Brady operates an entertainment booking agency and spends long hours in his office. He often works at the times that Charles Jordan wants to study.
You know that you cant evict Mr. Brady. As a legal commercial tenant he is entitled to conduct his business to allow him to succeed. As an alternative to eviction you might consider moving him to a vacant office away from Mr. Jordans apartment. Another possibility is to add soundproofing an expense that you would prefer to share with Mr. Brady. You might also discuss limiting the time of day for noisemaking although he is not violating a sound ordinance. When you searched the Internet for information about eviction you learned that you have very few options. However Mr. Jordan is a reliable tenant who pays his rent on time; he is respectful of the property; and he contributes to a positive learning environment for his neighbors at Downer Woods.

In the novelInto Thin Airby Jon Krakauer the theme of leadership is present. In the first few chapters of the book Krakauer was given the opportunity to do a story based on Mt. Everests rising commercialism and the guide services. He joined Rob Halls Adventure Consultants group expedition. Rob Hall has made quite a reputation for himself as he had an impressive success rate in leading people up the mountain (Krakauer p. 37).
Rob Hall proved to be a good leader as he was determined to lead his group to the Base Camp even though he was so sick (Krakauer p. 74). He proved his good leadership skills by putting his clients goals first. He also tried to keep the group in good conditions and was constantly doing calculations making sure that the group was ready to embark (Krakauer p. 77). In this situation the Path-Goal Theory was applied which emphasizes that leaders allow subordinates to fulfill their needs and as a result leaders reach their own goals (Nahavandi p. 77). Hall was an experienced leader with great organizational and technical skills who tried to help his clients reach their goals of climbing to the top. According to Nahavandi leaders are role models and establish an emotional link with followers (pp. 10-12). Krakauer described that whenever there was a problem a labor dispute with the Sherpas a medical emergency a critical decision about climbing strategy people trudged over to the mess tent to seek Halls advice (p. 65). It seemed that Hall was a good leader and the most respected on the mountain.
